    Not all buyer agents are Exclusive buyer agents. Many agents from traditional agencies say they will be your buyer agent, then when they take you to one of their listings or their companies listings, they ask you to sign a disclosure of dual agency. This is because they have already promised to get the highest price and best terms possible for their seller client. They also promised to get you the lowest price and best terms possible, an obvious conflict. When an agent sells their own listing, they don't have to split their commission with anyone, therefore the agent makes the most money possible and the buyer and seller are asked to complete the transaction with limited representation.
