If you are buying a home
Woman’s Day recommends calling Buyer’s Trust
(Brookfield) (1/16/01) –Woman’s Day magazine (January 2001) edition recommends
calling Buyer’s Trust Real Estate when thinking of buying a home. In an article on
cutting your expenses, written by Karen J. Bannan, the WD Guide states: “Get a broker
on your side. In most states, real estate agents work for the seller, not the buyer. This
means that the agent wants to get the seller the best price possible. Using a buyer’s
broker, who has your best interest in mind, may help to shave thousands off a home’s
purchase price, mortgage or various other costs, and there is no fee to the consumer. To
find an buyer’s broker, call one of the many referral services across the country, such as
the Buyer’s Agent, Inc. (800-766-8728) or Buyer’s Trust (-).”
Steve Schappert of Buyer’s Trust was also featured on the NBC news special
“Connecticut Waterfront Treasures” which ran twice last summer and has been quoted in
the New York Times Real Estate section in regards to buying a home in Brookfield CT.
A real estate agency representing homebuyers exclusively is available
to those planning
to purchase homes nationwide. It is Buyer’s Trust Real Estate & Relocation. Unlike a
traditional real estate practice, founder Steve Schappert, points out that Buyer’s Trust is
committed to serving only the interests of homebuyers. "We do not take listings," says
Steve Schappert.
The concept of a real estate agency that only represents buyers is
attracting much
attention nationwide. An exclusive buyer's agent (EBA) is contractually bound to
negotiate solely for buyers and to strictly maintain confidentiality of the buyer's financial
information. Exclusive buyers' agents and brokers show homes for sale by owners,
properties from the multiple listing service (MLS), and bank-owned homes. Buyer’s
Trust also arranges financing, inspections, and legal services.
Buyer’s Trust begins by locating several homes that appear to meet the client's
specifications. Steve Schappert says the next step is a comprehensive market analysis to
pinpoint the value of each property. "We thoroughly investigate the strengths and
weaknesses of the homes we've identified and advise the client of our findings. With this
information," Schappert adds, "we are in the strongest possible position to negotiate with
the seller on price and terms. From start to finish," Schappert emphasizes, "our job is
getting our client the best possible property for the lowest possible price. We are a
vigorous advocate for our customers." Steve Schappert can be reached at 203-546-8127.
"A well-trained, experienced buyer's broker is a great asset. You won't do worse
and you may do a lot better," says Peter Miller, author of several real estate guidebooks.
Schappert feels his clients do much better than they would by going it alone. A growing
file of endorsements from satisfied clients bears him out.
A survey among relocating US Sprint
employees found that those who used agents
like Steve Schappert paid an average of nine percent less than the asking price. The
survey added that this was 5.5 percent less than what would have been paid had the
buyers gone to a traditional real estate agent. Using those numbers the savings on a home
listed at $150,000 would be $13,500.
Homebuyers increasingly are becoming aware of how the real estate industry
works and are demanding representation. Adds Schappert: "If your real estate agent isn't
an exclusive buyer agent (EBA), there's a good chance he's working for the seller. To the
contrary, we represent home buyers 100 percent of the time."
